This is for anyone moving in or out of Oxbridge, Stockton-on-Tees: the streets around Oxbridge Lane and Ropner Park, just west of the town centre. Not Oxford, not Cambridge.

One number sets the scene. The average home in Stockton-on-Tees cost around £170,000 in July 2026, up 3% on a year earlier. A terraced house, which is much of what Oxbridge is built from, averaged about £128,000. Prices are edging up, not racing, so there’s time to do this in order.

Below is the eight-week timeline, with the two points where storage earns its place: the declutter before you list, and the gap between selling and buying.

The timeline at a glance

When Main job Where storage comes in
8 weeks out Declutter, then photograph and list First load: whatever makes rooms look small
6 weeks out Get quotes for removals and storage Line up a unit for your completion date
4 weeks out Pack room by room, least-used first Second load: books, loft, shed, spare room
2 weeks out Utilities, redirects, school and council Nothing new. Keep an inventory of what’s in the unit
Exchange to completion Confirm dates with everyone The whole house, if the dates don’t line up
Moving day Van, keys, meter readings Overflow goes to the unit, not the new hallway
First week after Unpack in order, register at the new address Bring things home a carload at a time

8 weeks out: declutter before you list

Clear the house before the photographer arrives, not after the offer comes in. Buyers judge rooms by floor space, and a terrace with a box room full of boxes looks like a two-bed.

Sort everything into three piles: keep, go, and keep-but-not-here. The decluttering guide has the room-by-room method.

The third pile is the first storage load. Think spare furniture, the exercise bike, off-season clothes, half the bookshelves, and whatever is stacked in the alcoves. It leaves the house now and doesn’t come back until you’ve moved. You’ve also just done a chunk of the packing two months early.

6 weeks out: quotes for removals, storage, or both

Get removal quotes and storage prices in the same week, because each changes the other. A house that’s already a third empty is a smaller van and a shorter day.

Ask each removal firm for a quote with and without a stop at a storage unit. And tell them about parking. On the terraced streets off Oxbridge Lane the van will be loading from the road, so warn the neighbours and keep a space clear the night before.

For storage, these are the guide prices to budget with:

Unit Roughly the size of Guide price (inc VAT)
10ft container Large shed or small garage £90 a month
20ft container Single garage £118.80 a month
135 sq ft internal unit Large single garage: a large two-bed or small three-bed house £160 a month

Guide prices, checked 2 October 2026. Sizes and availability change from week to week, and not every size is offered at every site. For what's available today, with live prices, see the Stockton (Preston Farm), Ingleby Barwick and Redcar pages.

The 20ft container is the one size offered at all three iBOXED sites, so use it as your working figure. Not sure it’s big enough? The size guide turns rooms into square feet.

4 weeks out: pack by room, and decide what goes first

Pack in reverse order of use. The things you touch least go first, and they go to storage if you’ve taken a unit.

A workable order for an Oxbridge terrace or semi:

  1. Loft, shed and yard. Decorations, camping kit, tools you won’t need this month.
  2. Spare room and box room. All of it.
  3. Books, pictures, ornaments. Heavy things in small boxes.
  4. Out-of-season clothes and spare bedding.
  5. Kitchen extras. The slow cooker, the good glasses, anything above eye level.

Leave the everyday kitchen, the beds and the children’s rooms until the final week.

Label every box with its room in the new house and a line on what’s inside. Load the unit with a walkway down the middle and the things you might need near the door. Somebody always needs the passports.

2 weeks out: utilities, redirects and school notice

This is admin fortnight, and none of it needs a van. Do it in one sitting.

  • Council tax. Tell Stockton-on-Tees Borough Council the date you leave and, if you’re staying in the borough, the date you arrive.
  • Schools. If the move changes your catchment or you want a transfer, contact the council’s admissions team now, not after you’ve moved.
  • Energy, water and broadband. Book the final readings and the switch. Broadband takes longest.
  • Post. Set up a redirect. It catches everyone you forget.
  • DVLA. Your driving licence and your vehicle log book both have to be updated. It’s done online.

The complete who-to-tell list, with links, is in our Teesside moving house checklist. No need to repeat it here.

Exchange to completion: what if the dates don’t line up?

Then the house goes into storage and you go somewhere small. It’s a common way for a Stockton move to go wrong, and the most fixable.

It happens three ways. Your buyer needs to complete before your purchase is ready. Your tenancy ends a fortnight early. Or the new place needs work before furniture can go in.

The sums are simple. Average rent in the borough was £735 a month in August 2026, up 3.6% on the year, though it has eased slightly since the spring. Taking a bigger short let just to house your furniture means paying that sort of money for rooms you only need as a cupboard. A 20ft container at £118.80 a month holds the furniture while you stay with family or take something smaller.

If the gap turns into a longer stay, and you start wondering whether to store things or pay for a bigger place, we’ve worked through what an extra bedroom costs across Teesside.

You can line the unit up before you exchange. Cancellation is free up to 24 hours before move-in, so if the chain holds you’ve lost nothing.

Moving day and the first week after

On the day, keep it short: read the meters at both ends and photograph them, walk the empty house once, and check the loft, the shed and the cupboard under the stairs.

If you’re using storage, send the van there first or last, never in the middle. Anything you can’t place in the new house goes to the unit, not the hallway.

The first week is where the unit pays off a second time. Unpack the kitchen, the beds and the bathroom, then stop. Bring the rest home a carload at a time, once you know where it lives. Our sites are open to customers 24 hours a day with a personal PIN at the main gate, so an evening run after work is fine.

When the unit is empty, hand it back. That’s the job done.

Storage near Oxbridge

The nearest site is iBOXED Preston Farm at Surtees Business Park, Bowesfield Lane, TS18 3HR, about five minutes from Oxbridge and open since September 2026. Ingleby Barwick on Low Lane and Redcar on Limerick Road are the alternatives if you’re moving across Teesside. All three iBOXED sites are pinned on the map below.

How much notice does a storage unit need?
Very little. Booking is online, so storage is rarely the slow part of a move. What changes is which sizes are on offer, so look around six weeks out, when you’re getting removal quotes anyway. Check the minimum term on the site page when you book.
Can I book storage before I exchange contracts?
Yes. iBOXED offers free cancellation up to 24 hours before move-in, so you can line up a unit for your expected completion date and cancel if the chain moves. That makes it one of the few moving costs you can commit to before exchange.
What size storage unit do I need for a 3-bed semi?
The usual starting point is a 20ft container, the size of a single garage, at a guide price of £118.80 a month including VAT. It suits a three-bed house that has been decluttered and packed tightly. If the loft, shed and garage are all full, expect to need more space.
