Moving a business is rarely a single clean day. Leases don’t line up, stock has to keep flowing, and the paperwork has to go somewhere. This is the practical bit most relocation advice skips: where everything lives during the move, and how a bit of flexible storage takes the risk out of it, with Stockton’s Preston Farm trade park as the anchor.

The short version. Stockton is a sensible place to move a business to. It has Teesside’s highest median full-time pay at £37,558 and around 7,070 active businesses already, sitting on the A19/A66. And when the move itself gets messy, flexible self storage at the North’s £21.65 per square foot lets you bridge the gaps instead of paying for space you don’t yet need.

Why move a business to Stockton?

Briefly, because the numbers stack up. The borough combines the region’s highest median full-time pay (£37,558) with a deep existing business base (roughly 7,070 firms, including about 1,125 in retail and 925 in construction) and road access most trade parks would envy, with the A19 and A66 meeting on the doorstep. Surtees Business Park at Preston Farm sits right on that junction. (If you’re moving yourself as well as the business, the numbers behind living in Stockton are worth a look.)

Three moments in a move where storage earns its place

Bridging the lease gap. The new premises rarely start the day the old one ends. Rather than rush the fit-out or double up on rent, park the contents in a unit for the few weeks in between.

Staging the stock. You can’t stop trading mid-move. Storage lets you hold and pick from inventory while the shelves go up at the new place. Feed stock across in waves instead of one chaotic van run.

Holding the archive. Six years of records don’t need prime commercial floor space. A storage unit keeps them secure, dry and searchable, off the payroll of your office rent.

What flexible space costs versus committing early

The temptation on a move is to lease more square footage than you need so you’re “covered”. That’s the expensive option. Self storage in the North runs at about £21.65 per square foot against £27.40 nationally, and it’s month to month, so you hold extra space only while you actually need it. Here’s the iBOXED range across its Teesside sites, as a guide. The 20ft container is the one size offered at all three.

Unit Roughly holds From (inc VAT)
20ft container A single garage of stock or kit £118.80 / month
96 sq ft internal A two-bed flat’s worth of inventory £150 / month
135 sq ft internal A large two-bed / small three-bed’s worth £160 / month

A phased-move checklist

  • 6 weeks out: measure what needs to move; book a unit sized for the overlap, not the whole business.
  • 3 weeks out: move the archive and any slow-moving stock into storage first; it clears the decks and de-risks the busy week.
  • Move week: run live stock through the unit in waves; keep the shop or line trading.
  • Settling in: scale the unit down (or keep a small one for the archive) once the new premises is fully open.

Our Preston Farm site (Surtees Business Park, Bowesfield Lane, TS18 3HR) opened in September 2026, right on the trade park this guide is about. Our Ingleby Barwick site is the alternative inside the borough on Low Lane. All three iBOXED sites are pinned on the map below.

Where is Preston Farm / Surtees Business Park?
Surtees Business Park sits on Bowesfield Lane, Stockton-on-Tees, TS18 3HR, just off the A19/A66. It’s home to the iBOXED Stockton site, open since September 2026; Ingleby Barwick on Low Lane is the other site inside the borough.
Can I rent business storage month to month?
Yes. iBOXED offers flexible contracts, so you can scale space up or down as a move settles rather than committing to square footage you might not need in three months. Confirm current terms for your chosen site when you book.
How long do I need to keep business records in storage?
HMRC generally requires companies to keep records for at least six years, and some documents longer. Off-site storage keeps that archive secure and out of the way without renting office space to hold paper you rarely touch. Check the current HMRC guidance for your business type.
