At the start of October 2026 there were about 4,560 homes for sale within roughly 20 minutes of our sites, and 41% of them were already sold subject to contract or under offer. That’s close to 1,900 households somewhere between “offer accepted” and “keys in hand”. Some of those dates will not line up.
If yours is one of them, the short answer is this. For a gap of a few weeks, staying with family and putting the furniture into storage is usually the cheapest bridge: a 20ft container is £118.80 a month as a guide. A month’s rent in Stockton-on-Tees averages about £735, before a deposit.
Why do completion dates slip?
Because a sale is only as fast as its slowest link. One late mortgage offer or one slow search three houses down the chain moves everybody’s date.
Ingleby Barwick adds a second cause. It’s often described as one of the largest private housing estates in Europe, and it’s still being built. About one in seven homes sold across Stockton-on-Tees borough since 2018 was a new-build. A new-build is finished when it’s finished, and your buyer may not be willing to wait.
So the common local version goes like this. Your buyer wants in on the 14th. Your new house is ready “towards the end of next month”. You can lose the buyer, or you can move out and bridge the gap.
What are your options, and what do they cost?
There are three, and the difference between them is mostly rent. Here’s a one-month gap for a family house, as a guide.
| Option | Somewhere to live | Your furniture | Rough cost for one month |
|---|---|---|---|
| Short-term let | Around £735 average rent (about £797 for a three-bed) | Comes with you if the let is unfurnished | £735 or more, plus a deposit and two removals |
| Family or friends, plus storage | No rent, though a contribution is only fair | 20ft container, £118.80 | From £118.80 |
| Hotel or serviced room, plus storage | Nightly rate times the nights: get a quote | 20ft container, £118.80 | £118.80 plus the room bill |

A few honest notes on that table. The rent figure is the borough average across all private lets in August 2026. Rents here peaked in the spring and have eased by a few pounds since, though they’re still about 3.6% up on a year earlier. A let for a few weeks is harder to find than a normal tenancy and usually costs more than the average.
The let also means moving twice with everything you own. Storage does too, in a sense, but the second move is from one unit straight into the new house, on a day you choose.
Family plus storage wins on cost. It loses on privacy. If the gap looks like three months and not three weeks, weigh that up.
How much space does a house actually need?
Less than people fear, if you pack it properly. A 20ft container is the size of a single garage. That takes a two-bed flat, or a smaller house packed with care.
| Unit | Roughly holds | Guide price (inc VAT) |
|---|---|---|
| 10ft container | A one-bed flat, or the overflow from a bigger move | £90 / month |
| 20ft container | A two-bed flat or selective house contents | £118.80 / month |
| 135 sq ft internal | A large two-bed or small three-bed house | £160 / month |

Walk every room before you choose, and don’t forget the loft, the shed and the garage. The size guide has a van-load method that beats guessing.
Keep back what you’ll need for the gap: clothes for the season, school things, paperwork for the solicitor, the kettle. Everything else can go in.
Can you get to your things during the gap?
Yes, whenever you need to. Access is 24 hours a day, 7 days a week, using your personal PIN code at the main gate. Your container is secured with a high-security padlock, and you hold the key.
That matters more than it sounds. Gaps run on, seasons change, and the winter coats are always at the back. Pack with a walkway down the middle and label the boxes on the side, not the top.
On insurance, ask two questions before moving day. Ask your home insurer whether your contents are covered once they’re in storage and the old house is sold. Then ask the site what cover applies to stored goods.
What if the gap moves again?
Then the unit simply stays yours a bit longer. Storage runs on flexible contracts, so you don’t need to know the end date when you start.
That’s the real difference from a let, where a fixed term can leave you paying for weeks you don’t need or scrambling for an extension. Check the notice terms when you book so you know how handing the unit back works.
One more job while you wait. Completion gaps are when address changes get missed, so keep the moving house checklist to hand and work through it.
