Every online shop starts the same way. A spare room, then the garage, then the hallway, then an ultimatum from the rest of the household. Across Teesside that story is playing out at scale.
Stockton-on-Tees alone has around 1,125 wholesale and retail business units. Middlesbrough has 875 more, and Redcar and Cleveland 690. Whichever borough you’re trading from, you’re in plenty of company.
And below the registered numbers sits the real seedbed. At the last count, roughly one in five Teesside workers works mainly from home. That’s where most eBay, Etsy and Vinted businesses live.
When your business outgrows the spare room
There’s a rung between the spare room and a commercial lease. The signs you’re ready for it are always the same: stock in the bedroom, packaging in the car, a kitchen table that’s really a packing bench.
The classic next step is the lease. That’s a big jump, though. Deposits, business rates, utilities, a year’s commitment, all to get the stock out of the house.
Storage unit vs lock-up vs industrial unit
| Storage unit | Rented lock-up garage | Small industrial unit | |
|---|---|---|---|
| Commitment | Monthly, flexible | Usually informal | Lease, often 1yr+ |
| Business rates | None | None | Usually payable |
| Security | 24/7 CCTV, access control | Varies wildly | Your problem |
| Damp & weather | Managed | The classic weakness | Varies |
| Scale up/down | Change unit size online | No | Renegotiate |
| Van access | Drive-up containers | Usually | Yes |
General comparison. Costs and terms vary; iBOXED specifics from the current price list, July 2026.
The pattern that fits most small sellers: stock lives in the unit, admin lives at home, and the packing bench is wherever suits the volume that week. You scale the space with the season. Bigger unit for Q4, smaller in January, instead of paying August rates for December’s stockroom.
How online sellers actually run a unit
Here’s the working routine, from customers who do it. Shelving down one side (cheap racking transforms a container), stock rotated front-to-back, packaging materials stored flat, a fold-out table for packing runs. Courier collections get met at the drive-up door.
Photograph stock as it goes in and keep the inventory in whatever you already use. The unit is the warehouse; the phone is the warehouse management system.
Sizing it is the same maths as a house move, so the size guide applies. One seller’s amendment: leave a working aisle.
Tradespeople: tools and materials
The other half of Teesside’s business storage story. A van emptied into a secure container every night is a van that isn’t worth breaking into. And materials bought on offer have somewhere to live besides the customer’s driveway.
Both our sites sit right on the working routes: Ingleby Barwick off the A19, Redcar for the coast side. Both have 24/7 CCTV and monitored access.
The practical next step
Tell us what the business is and what the stock looks like. Business storage at iBOXED runs on the same flexible monthly terms as everything else, and we’d rather get you the right-sized unit than the biggest one. As one local business to another: the spare room will thank you.
