If you’ve never rented a storage unit before, the first question is always the same. What’s this actually going to cost me? Here’s the honest answer for Teesside, with real 2026 prices, plus a comparison you might not have thought of.

Across the UK, self storage averaged £27.40 per square foot per year, excluding VAT, in 2025. The North of England sits well below that, among the cheapest storage regions in the country. In practice, here on Teesside, storage at iBOXED starts at £90 a month including VAT.

How much does a storage unit cost per month?

At our Redcar site, a 10ft container (about the size of a small garage or a large shed) is £90 a month including VAT. Here’s the full picture:

Two things stand out from that table. The gap between the smallest and largest unit is only £70 a month, so going up a size when you genuinely need it is rarely the expensive mistake. And there are no hidden extras baked in: no business rates, no utilities, and contracts are flexible, so you’re not signed up for a year.

Is a storage unit cheaper than a bigger home?

Often, yes. It depends whether the problem is belongings or bedrooms. When you’re running out of space, storage is one option; the other is moving somewhere bigger, and that second option costs more than most people expect.

In August 2026, the average monthly gap between renting a 1-bed and a 2-bed home was £135 in Middlesbrough, £152 in Redcar and Cleveland, and £132 in Stockton-on-Tees. That’s what a second bedroom actually costs, month in, month out. Need a third? Going from a 2-bed to a 3-bed adds another £114–£129 a month, depending on the borough.

Let’s be fair about what this comparison means. A storage unit is not a spare bedroom. You can’t put a guest in it, and you’ll visit it rather than live with it.

But if the extra room you’re paying for would mostly hold boxes, seasonal kit and furniture you’re not ready to part with, you’re paying bedroom rates for storage. In Teesside right now, that’s £114–£152 a month for space a £90 container handles. And rents are still higher than a year ago, up 4.0% in Middlesbrough in the year to August 2026.

What makes your unit cost more (or less)?

Size is the big one. Storage is priced on floor area, so the fastest way to overpay is renting space for things you should have let go. (Our room-by-room decluttering guide covers the four-box method, which pays for itself.)

Container or internal unit. Outdoor drive-up containers are the value option. You can back a van right up to the door. Internal units cost a little more and suit anything you’d rather keep in a building.

How long you stay. Flexible monthly contracts mean you’re never paying for months you don’t need. At iBOXED you can cancel free up to 24 hours before your move-in date, and change unit size online if you’ve over- or under-estimated.

Insurance and extras. Your belongings need cover while they’re stored. Check whether your home insurance stretches to storage or whether you’ll need to add it, and factor that into any quote you compare.

How does Teesside compare to the rest of the UK?

Favourably. London storage runs at £42.39 per square foot per year, roughly double the North of England’s £21.65.

National operators charge what their postcode demands. A Teesside operator charges what Teesside costs. That’s the whole trick.

Where to start

The cheapest unit is the right-sized one. Before you get a quote, spend ten minutes listing what’s actually going in.

If you’re nearby, come and see the unit sizes in person at our Redcar site on Limerick Road or Ingleby Barwick on Low Lane. We’re a local family business, so you’ll get a straight answer about which size you actually need, not the biggest one we can sell you.

And “nearby” covers more of Teesside than you might expect. Nearly six in ten residents of the three boroughs live within a twenty-minute drive of one of our sites:

How far the sites reach: of the three boroughs’ 477,000 residents, around 360,000 (75%) live within a 20-minute drive of an iBOXED site, and 88,000 within ten minutes, now that Preston Farm in Stockton has opened. How much is self storage per month in Teesside?
Container storage at iBOXED in Redcar starts at £90 a month including VAT. Larger internal units of 90–135 sq ft run from £130 to £160 a month, prices checked in October 2026. Nationally, self storage averaged £27.40 per square foot per year excluding VAT in 2025, and the North of England is among the cheapest regions in the UK.
Is a storage unit cheaper than moving to a bigger house?
Often, yes, if the problem is belongings rather than bedrooms. In August 2026, moving from a 1-bed to a 2-bed rental cost an extra £132–£152 a month across Teesside’s three boroughs, before any moving costs. A container at iBOXED starts at £90 a month, with no deposit, stamp duty or removal van.
Is VAT included in storage prices?
Always check. It’s the most common source of confusion when comparing quotes. Industry figures are usually quoted excluding VAT, while the prices on the iBOXED site are shown both ways. All the monthly prices in this article include VAT unless we say otherwise.
What affects the price of a storage unit?
Four things do most of the work: size (the biggest factor), indoor units versus outdoor containers, how long you stay, and extras like insurance. Location matters too. Storage in the North of England costs roughly half what it does in London.
